The flat is located in the popular Herzogpark in Munich, which is one of the best and most sought-after residential addresses in the state capital. It was laid out at the beginning of the 19th century when dry land was created in the floodplain after the Isar was regulated. The famous garden architect Friedrich Ludwig von Sckell created a natural and cultural garden here for the former minister Count Montgelas. Duke Max in Bavaria later acquired this park. His son, Duke Karl Theodor, sold it in 1900 to a building company that planned a villa district here and gave his name to this noble neighbourhood. Herzogpark achieved the social standing it still enjoys today in the 1920s and 1930s, when entrepreneurs, private individuals, prominent scientists and artists - including Thomas Mann - built magnificent villas here and a noble social life developed. These historic villas still characterise Herzogpark today, which has recently been densely built up with modern estates. The ideal location on the Isar offers a high recreational value and pleasant living in green surroundings - at the same time, the city centre is close and easy to reach by bike or public transport. All shops for daily needs are located on nearby Kufsteiner Platz. The Mittlerer Ring motorway can be reached by car in just a few minutes and Munich Airport is around 25 minutes away by car.
