Bellagio is the most famous town on Lake Como. In Las Vegas (USA), one of the most important hotel-casinos in the city has been named after this wonderful place and it is not surprising that the famous Rockefeller Foundation is located in Bellagio, specifically in Villa Serbelloni. Civenna, a historic hamlet located in an elevated position just above the town of Bellagio, has recently been merged with the municipality of Bellagio. The property brokerage engagement with “Finest Italian Estates S.r.l.” (affiliate of Engel & Völkers Italia S.r.l.) is governed by a specific agreement and pertinent clauses. The consideration (commission) payable by the Buyer/Tenant for our services, plus VAT at the legal rate, is 5% of the sale price of a property or 15% of a yearly rent. If a sale is made, our right to commission arises as soon as the Buyer is informed that the Seller has accepted the offer; in case of property to let, our right to commission arises as soon as the person seeking to rent a property is informed that the Landlord has agreed to let the property to them. The commission must be paid as soon as the parties sign the preliminary sale agreement or the rental agreement as the case may be. The Buyer shall pay the contract registration fees, VAT, if due, notary public expenses, stamp duty, land registration and mortgage charges and any other expenses or taxes pro tempore in force at the time.
