The Belgian coast: an exceptional property portfolio
For luxury real estate agents, the Belgian coast is a particularly interesting area: its prestigious properties, set in surroundings found nowhere else in Belgium, are coveted by many wealthy investors, both Belgian and foreign.
In Belgium, the coast has certainly seen the biggest increase in property sales in recent months, with prices even hitting record highs in some popular seaside resorts, such as Knokke-Heist. What are the reasons for this? They vary according to the primary interest of the buyer.
Although this is less the case than previously, some investors still buy coastal property to let. This is an excellent way to make a profit, because, as we shall see later, the coast, with its wide range of activities, remains one of the country's main tourist regions.
The recent Covid-19 pandemic has, however, led to a change in the behaviour of wealthy new owners. Long confined to their homes, they now prefer to occupy them themselves. They want to get away from their daily routine with family or friends, by moving quickly and easily to their second home, which is available at any time. Or to stay there all year round, because with the advent of telecommuting - a trend that looks set to take hold - they're looking for a place to live and work with a better quality of life, away from the big cities.

From De Panne to Knokke-Heist, the coastal resorts follow one another without looking alike. Each with its own unique identity, they offer such a wide range of activities that only your personal tastes will guide your choice of property.
Some towns, such as De Panne, Coxyde, Oostduinkerke, Middelkerke and Bredene, are popular with those seeking tranquillity and direct contact with nature: long, wide beaches, vast dunes and polders, lush green parks make them a paradise for walkers or fans of typical coastal sports such as surfing and sand yachting.
In Saint-Idesbald, Coxyde and Nieuport, lovers of culture and history will find numerous museums (Paul Delvaux, James Ensor...) and places of remembrance. Ostend, nicknamed the Queen of the Beaches, is a town in its own right, with a wonderful mix of shops, services and activities of all kinds, cultural life and nature.
At the other end of the coastline, Knokke-Heist remains Belgium's most chic seaside resort and the most popular with the Belgian, European and even international jet-set. Luxury shopping, Michelin-starred restaurants and a casino all contribute to its upmarket image, while the Zwin nature reserve reinforces its exceptional character.
When it comes to prestige properties, there's also plenty of variety. In the portfolio of the estate agent who decides to set up on the Belgian coast, you'll find luxury contemporary flats with sea views, charming houses in the dunes and sumptuous villas.
And there's another special feature of the Belgian coastal landscape. There are many examples of the magnificent Belle Époque or Art Nouveau architecture to be found in La Panne, Ostend, Le Coq and Blankenberge (Belgium's 'Brighton').
With average prices ranging from €400,000 to €600,000 for a flat, and villas sometimes worth several million euros, it's easy to see why prospective buyers are particularly demanding. Hence the importance of the estate agency's reputation, which must inspire confidence from the outset.
