This beautiful old customs building, dating back to 1906 and located just a stone's throw from Tour & Taxis and the Gare Maritime, is currently undergoing a respectful and thorough renovation. The result will be a high-quality, finished, and sustainable project, as the apartments are carefully finished with bio-sourced, sustainable materials while preserving original features, such as marble fireplaces and stunning ceiling paneling. The majestic ceilings, nearly 4 meters high, ensure spacious and bright apartments. An eco-friendly and energy-efficient system is used: heating and cooling are provided through an individual air-to-water heat pump, distributed via fan coil units. Ventilation is equipped with a type "D" system, where the heat from the extracted air is recovered to preheat the fresh incoming air. The floors are insulated with Fermacel acoustic granules, and rock wool is placed between the floor beams. This not only improves the acoustic quality between the apartments but also ensures fire safety. The energy generated by photovoltaic panels at the rear of the house will be offered to the apartments at a price lower than market rates. The residential units are part of a framework project for living and working together, with a common indoor space accessible to the 3 residential units and the 2 workspaces. The centrally arranged patio, designed as a shared area, also offers bicycle shelters. This project combines the charm of a historic early 20th-century building with contemporary technology, resulting in attractive and timeless apartments. Two duplexes in the manor house, currently nearing completion, are still available. Delivery at the end of 2024.
