Amenities and special features of this house

The historic farmhouse, with an eventful history, was completely renovated in 2021/22 and a modern extension was added on the ground floor. By dismantling the historic farmhouse, which was built between 1823/24, a contemporary, modern extension was added to create a spacious single-family home with a special character in the north of Seefeld. On the ground floor you can still feel the traditional farmhouse and still enjoy all the advantages of a modern house. The building was partially gutted and a new concrete foundation slab including insulation and underfloor heating was installed. All electrical and building technology was reinstalled and heating is now done via an air heat pump. Triple-glazed windows were installed, the roof and roof structure were renewed and provided with 20 cm of thermal insulation. After the entrance area with access to the upper floor, you enter the spacious kitchen and dining room with a view of the village and the Hohe Munde, the most prominent mountain in Seefeld. Here you have plenty of space for family get-togethers. A large living room divided into two with an open fireplace invites you to linger and also offers access to the terrace and the south-facing garden with approx. 600 m². In the modern extension there is the master bedroom with closet space and bathroom with sauna for maximum comfort. There is also a large cloakroom and a guest toilet on the ground floor. On the upper floor there are three spacious rooms, a bathroom with shower and toilet and a utility room with a technical room. The two south-facing rooms with a view of the garden and access to the balcony are ideal as children's rooms and the third room as a study, guest room or children's room. The personal contribution for the buyer for the completion according to personal design requirements: Floors, coverings and tiles: from € 42,000,- // Interior doors: from € 15,500,- // Sanitary items: from € 21,500,- including installation // TOTAL: from € 79,000,- Completion would continue to be overseen by a local construction manager, who has also accompanied the project up to now, and the cost of this is included in the purchase price. A building permit for a carport for 2 vehicles is available and can optionally be carried out on your own with construction supervision. If a garage is desired, the submission and construction supervision is included in the purchase price. If desired, the property could also be invoiced as an investor property. Not a leisure residence.

Seefeld: Location and surroundings of this property

Haus Schlossberg stands on a 1,163 m² property at an altitude of 1,200 m. The name "Schlossberg" is reminiscent of the nearby former Schlossberg Fortress, which was built in the 12th century and whose ruins were demolished at the beginning of the 20th century. The south-facing garden has a terrace with a view of the garden and the mountain panorama. On the north side of the house there is space for parking spaces with an optional extension for a carport for up to 2 cars. The distance to the train station and the village square is 1,200 m as the crow flies and 800 m to the Rosshütte ski area. The 3,400-inhabitant community of Seefeld combines the traditional Tyrolean charm of an alpine holiday village with sophisticated, international flair. The pedestrian zone invites you to shop and stroll with family boutiques. Golf facilities, a sports and congress center, an adventure pool with wellness, an Alpine-style casino and a wide range of restaurants round off the townscape. With an impressive natural backdrop between the Wetterstein Mountains and the Karwendel mountains and a wide range of leisure activities, the year-round destination of the high plateau of Seefeld inspires both as a holiday and residential paradise in the middle of the Tyrolean Alps with living tradition and authentic Tyrolean warmth. The long hours of sunshine also bring new energy – due to the special location on the high plateau open to the south at 1,200 m above sea level. From Munich and Innsbruck there are good train connections to Seefeld and by car there are excellent connections to the region from all four directions: South - from the A13 Brennerautobahn to the A12. East/West – via the A12; Telfs Ost or Zirl exit. North – from Munich via A95 and B2 in approx. 1.5 hours. Innsbruck Airport – only about 25 minutes by car.
